Colorado Property Tax Deferral for Activated Reserve Component Service Members

Property tax payment deferred until deactivation, sale or transfer

If you are a National Guard or Reserve member called to federal active duty, you can defer paying the property tax on your home while you are activated. The deferral is not forgiveness: you pay the deferred tax when you are deactivated, or when you sell or transfer the property. Once approved, the treasurer issues you a certificate of deferral.

How to apply

Apply online through the Colorado property tax deferral portal between January 1 and April 1. For a paper application or help, email cotreasproptax@state.co.us or call 303-866-5327.

What you'll need

Your federal active duty orders showing 30 or more consecutive days, proof you own and live in the property, and evidence that all prior years’ property taxes are paid.

Eligibility

  • You are a National Guard or Reserve service member called to federal active duty during a time of war or national emergency for 30 or more consecutive days before January 1 of the year you file
  • You own and live in the property as your primary residence and it does not produce income
  • You have paid all prior years’ property taxes
  • Your total liens, mortgages, deeds of trust and deferrals are within 100 percent of the property’s actual value if the loan is VA guaranteed, or within 90 percent if it is not
  • You do not have a reverse mortgage
